Which policy fits how you live

  • You live in your home. HO-3 — the full package: structure, belongings, liability, and somewhere to stay if a covered loss forces you out.
  • You own a condo. HO-6 — the association insures the building; you insure from the walls in. We read the master policy so yours starts exactly where theirs ends.
  • You rent. HO-4 — the landlord's policy covers the building, not your things. Renters coverage is cheaper than most people guess.
  • You rent it out. DP-3 — landlord coverage for the structure, your liability, and the rent you'd lose if a covered loss empties the property.

The three Florida rules that decide your price

  • The roof. Under 15 years old, the law says age alone can't get you refused or non-renewed. At 15+, an inspection showing 5+ years of useful life protects you too. Knowing this rule is the difference between "sorry, too old" and a real quote.

  • The hurricane deductible. A percentage of your coverage — 2%, 5% or 10% — applied once per calendar year, not per storm. We make sure you see it in dollars before you sign, not after the wind.

  • Flood is separate. No home policy covers it. NFIP tops out at $250,000 for the building and $100,000 for contents — purchased separately, with separate deductibles and a 30-day wait. Nearly a third of NFIP claims come from outside high-risk zones, so "I'm not in a flood zone" is a map, not a guarantee.

Can I get coverage with an older roof in Florida?

More often than people think. Florida law protects you here: if your roof is under 15 years old, an insurer can't refuse to write or renew your policy based solely on its age. At 15 or older, you can have the roof inspected — at your cost, by an inspector the insurer accepts — and if it has 5 or more years of useful life left, they can't deny you for age alone. We work with markets that write older homes, including Citizens.

How does the hurricane deductible work?

It's a percentage of your dwelling coverage — typically 2%, 5% or 10% — not a flat amount, and in Florida it applies once per calendar year with the same company or group, not once per storm. On a $300,000 home, a 2% deductible means $6,000 out of pocket before the insurer pays. Your policy must show it in dollars, not just a percentage.

Does home insurance cover flooding?

No. No standard home policy covers flood — in Florida or anywhere else. Flood is a separate policy, federal (NFIP) or private. A new NFIP policy takes effect 30 days after purchase, with limited exceptions such as closing on a mortgage — so the time to buy is before the season, not when a storm has a name. And risk maps aren't destiny: between 2014 and 2024, nearly a third of NFIP claims came from outside high-risk zones.

What's a four-point inspection and will I need one?

It documents four systems — roof, electrical, plumbing and HVAC — so the insurer can evaluate an older home. There's no single age where Florida law requires it; each company sets its own rule. As a concrete example, Citizens requires it for homes over 20 years old. Contracted on its own it typically runs $100 to $300.
